Akridge - The Stacks



The Stacks is designed to foster everyday connection and active public life along the Anacostia River.

The Stacks is a transformative 7-acre, 2-million-square-foot mixed-use neighborhood in Buzzard Point that completes the final waterfront connection between The Wharf and The Yards. Delivered in early 2025, Phase I converted a former industrial site into a vibrant, walkable destination that blends residential, retail, coworking, wellness, and public spaces. Anchored by a pedestrian-only Corso and a series of plazas, parks, and green corridors.

Phase I includes more than 1,100 apartments with diverse housing options that support a wide range of lifestyles. Three architecturally distinct residential towers—The Byron, Everly, and Colette—form a cohesive community, with Colette featuring DC’s largest co-living offering. Retail, amenities, and premium coworking space are integrated throughout the site to create a complete neighborhood experience.

Phase II of The Stacks, currently operating as a surface parking lot, offers a unique interim opportunity as a flexible, blank-slate venue. Its scale, accessibility, and waterfront-adjacent location make it ideal for hosting large-scale events, festivals, installations, and pop-up experiences that require open space and creative freedom.
